Pastoral View at 5 Bassein Road going en-bloc with OCBC

11 Bassein Road has always appeared more of a historical site to me whenever I take a turn from Balestier Road to go to Mandalay Road. The reason being that I witness the intriguing structural ‘remains’ on the piece of plot with hoarding surrounding the site.
From the recent news on Pastoral view at 5 Bassein Road going enbloc, then I realised the plot of land belonged to OCBC bank.

I thought this is a pretty good strategy, as the land area will be 51,395 sft based on the combined land area. …

Golden Wall Flatted Factory at 2, Jalan Rajah off Balestier Road

Golden Wall Flatted Factory is an 8 storey industrial building situated off the Balestier Road. From the look of it, the building is in need for a fresh layer of paint coat. Most of the factories in Balestier are pretty run down and lack of maintenance. This is one of the potential problems that en-bloc or collective sales could bring. With URA’s plan on re-zoning of industial plots to residential zoning, I believe many owners of the industrial buildings in Balestier are looking into  getting the new right owner with the right pricing. …

This Saturday Straits Times covered quite a thorough detailed report on the property sector, its roller coaster rides over these past 2 years. It has somehow prompted me to review several property projects in retrospect.

Diamond tower, Goodwill mansion and Waldorf Mansion going for Enbloc

Diamond tower, Goodwill mansion and Waldorf mansion will be the 3 residential developments going for enbloc launch this year. Other than Goodwill Mansion which is of 3 plot ratio, the rest of 2 are of 2.8 plot ratio. These 3 developments are relatively old, and appear pretty run down. They are located at quite strategic places, especially for Diamond Tower sitting next to the up and coming Zhong Shan Park.
With the current launching price of more than $1000 in the same region, I expect the residents will be expecting selling …

Just days ago I discussed on topic on enbloc fever picking up. Today Business Times reported as many as 50 developments are on the list to be launched this year but deals may take longer under revised rules and rising price expectations:
A study by property consultant Credo Real Estate has listed a total of 34 possible properties that could be tendered for collective sale in 2010.
