I am an ordinary Singapore real estate agent with passion for real estate and community living. This blog is my way of sharing with you what I think of real estate and things happening in our areas that might interest you.

This blog is my voice, and I hope that it could reach you from covering all good and bad things you will face in housing selling and buying, updates in the neighbourhoods, new government implement, and the real estate market in general. As I hang around in Balestier, Novena and Potong Pasir areas often, I also focus the blog on this region more:) That’s why you can see more neighbourhood and community updates and coverage on these districts.

I would like to use this platform to gather the views and experience from the real estate professionals as to share with all readers. If you are one of them, be an architect, developer, a government servant, marketing agent or a contractor, you are welcome to share your views by contributing an article.

    I am not an expert on configuration & css. I am still struggling with the adsense implementation now. However you may want to share some of your difficulties and see I could share mine too.

    You have any views on Vista Residences?
    I actually went to see the preview and it was marketing around 1000psf at that time. Now is 1200+psf? It is amazing how price has moved up even within the same project.

    Another insightful comparison of Arte vs Vista Residences. Looking forward to Part 2. I actually did a check on the number of apartments that were enbloc on the Vista site. These included De Angelo, Datoh Court, Prince Apartment, Cai Yuan Mansion, Sapphire. Seems like Far East would have paid a much higher price for the plot of land compared to the price which CDL had paid for Lock Cho and Comfort Mansion. So perhaps it is reasonable that Far East had charged higher for Vista buyers. But Far East has always been known to charge higher price to buyers. Will be nice to make an analysis of how much profit Far East would have made even though it is still selling the higher floor bigger units.

    Looking back, price seems cheap even at 1000 psf mid last year since now Balestier does not seem that cheap anymore with prices transacting around 1200 psf.

    I am staying at an apartment in the vicinity of Vista and Arte and prices have been creeping up. Not sure if it is a good time to sell now?

    Some of my views on the Verge projects. Let’s talk about the things that I like about this project:
    1. Shoebox scheme which provide mainly small units of 440 to 800sf. Good for rental yield since the layouts are easy to be let out.
    2. Location: Just next to the up & coming Zhong Shan Park with international hotels and park amenities. Moreover, it is within walking distance to Toa Payoh MRT station via the overhead bridge at PIE

    Things that I do not like:
    1. Excessive planter and balcony space: For some units these spaces could make up more than one third of overall strata.
    2. No provision of yard area: The thing I dread of seeing apartment owners start drying clothings at balcony areas which make the development realy ugly. It is especially true if you do not have a yard area to start with.
    3. So-so materials for 1000 psf units: Compressed marble at living & dining, and homogenous tiles at bath are not so glam for the project.

    These are my personal views. If given the choice at same psf, I will prefer Pinnacle 16. I have not seen Domus myself so I could not comment much:)

    Thanks for your inputs Keith. PSF for Pinnacle 16 is unfortunately 100+psf higher than Verve and the development is also about 4 yrs old… :(

    Looking at the overall picture with location premium and more efficient spatial layout, I would think the $100+ psf is worth it. Of course, that is my personal view then:)
