The Edge interview on Balestier & Thomson development

Few days ago, I received a phone call from the Edge Editor, Cecilia Chow. She is the reader of Keithyip.com, and requested to have a phone interview as she is covering the topic of Balestier development.

Today I receive my weekly subscribed copy of the Edge. Under the Cover Story, Cecilia Chow has done a comprehensive review on the Renewal of Balestier. She has done a great job covering Balestier & Thomson property developments, therefore you should not miss out the issue.

    I have always been following all your postings here which I have found very informative and insightful.
    Do you have a softcopy of the article which you can upload for the benefit of all your avid readers? I am sure most of us would want to read the article in full.
    Actually the Balestierians should thank CDL and perhaps Far East Org as well for their effort in sprucing up the area but of course they make tonnes of profits in the process too.

    So you reckon it is a good time to hunt around for older projects in this part of Balestier road in the hope of enbloc?

    It is clear that Balestier is gaining popularity. Older projects, being more affordable, appeal to many as the layouts are always spacious and stands a chance of being enbloc. However I also notice that many owners of old projects have also raised their selling price expectation over these months:)

    Looking around in the vicinity of Thomson 368, there seems to be only a couple of old projects, Global Ville and the citrine. I had a look at the listings and on average asking is close to 1k psf which is very steep considering that these are old projects and not full facilities. Would people still consider buying these given that the Arte is asking 1200+ psf? Of course units at the Arte are bigger and that would mean higher quantum which may not be within budget for some buyers.

    I notice there is a piece of empty land beside Global Ville. Any idea who bought that piece of land? It would be interesting to see the appeal to potential developers if the land of Global Ville is combined with this empty land? On its land, the site which Global Ville is on is a bit small and may not appeal to developers unless there is a big change in plot ratio since the URA zone plan change in 2008? It is sometimes interesting to me how and what the developers think and use as yard sticks to decide if a particular site for enbloc is palatable to them ?

    The 2 plots of land belonged to Popular. They will be launching the project end of the year. Will touch on them at the Part 4 of the article.
