CDL making its successful presence in District 11 & 12 area with its recent launch at 368 Thomson

Again we are seeing CDL making its successful presence in District 11 & 12 area with its recent launch at 368 Thomson.

After its impressive sales of the Arte followed by Cube 8 over these 2 years, CDL is returning with its last available landbank in Balestier: the former Concorde Mansion site. 80% of 120 units of the 36-storey freehold development comprising 157 units were released in Phase 1 has been snapped. Going at an average price of S$1,350 per square foot, the apartments range from S$918,000 for the 689 square foot one+study units to S$4.4 million for the 3,391 square foot 5-bedroom penthouses. 

368 Thomson has a sky terrace on Level 3, with therm jet pools, a 25-metre main pool and a gymnasium. It also has a Club House, family barbeque and Children’s Aqua Treat areas.

The response to CDL’s project has been rather good with its good portfolio of existing projects. The prices of the Arte and Cube 8, which had been previously sold out, will be enjoying the positive spillover effect with another record breaking selling price set by CDL in Balestier area.

    Keith, i’ve been following your very informative articles for some time now. I’ve been wanting to know your thoughts about whether prices of properties around the balestier/thomson area like the Arte, Cube 8 and 368 Thomson will hold or potentially appreciate given the supply coming onstream ? Reading your articles, the entire area may be on the verge of commercial transformation and may add value. Also, do you know of any plans that the bus park at thomson road opposite Cube 8 may be redeveloped ? Thanks

    It has been sometime that I have not been blogging. There are just so many topics that I will love to touch on yet time really limits that. I will make sure that I will squeeze out sometime on many of queries that the readers have been requesting me to look into.

    Just a thought on the Balestier/Thomson area: The skyline of the new residential blocks by CDL & Far East at the fringe of Balestier is going to jazz up the area, and we will see more positive overspill of the successful launches to the nearby apartments. To me, Balestier is shedding off its shaddy shophouses with run-down apartments, yet retaining its charm with the new inflow of relatively high end residents to the area. In no time, you will see business opportunities sprucing up like Holland V catering for exotic F&B & interesting trades to cater for the demand. With the up & coming Zhong Shan Park, they will hold their price in long term in relation to other properties in other areas.

    As for the open air car park next to the flyover: I have not heard of any update to the area. It will nice if you can share with us if you have heard of any. Though Thomson medical will be very upset if that plot of open air car park is up for new land use. They are currently using the area as an alternative carpark as they have limited carpark spaces in their hospital. If I have a chance, I will share with you how I was chauffeured here & there during the time I visiting my wife just giving birth:)

    Thanks Keith, appreciate your prompt response. Just my speculative observation on the carpark which i thought would be ripe for redevelopment if the area is to experience a makeover. Would be nice to hear more of your endearing stories when u have the chance. Meanwhile, reading your latest article ‘..enclave at the fringe of balestier’ n awaiting part 2 with bated breath.

    @ Chew,

    In the URA masterplanning, the carpark is still designated as transport facilities. Moreover it has a canal cutting through the area, making construction of any sort challenging and costly. Of course in the land scarce Singapore, everything is possible, However in near future, I do not see any potential land use change in near future:)
