Low rise terraces in Balestier

19 June 2010 No Comment

There are some road names that have been  Singapore history with the city’s rapid urban development and rejuvenation. If you are still looking for a lane named Jalan Bunga Raya in Balestier and off Irrawaddy Road, you may want to know that this road has been long gone over taken by a high rise residential development currently in construction. Domus, as the name of the new development, is a 29 storey residential development of 109 units which will be completed in the year of 2013.

Jalan Bunga Raya was previously a backlane road with 2 rows of 15 terrace homes, which was bought by a consortium involving a Chinese developer and local partner 3 years ago. Subsequently Jalan Bunga Raya was being auctioned off by the State after the 15 terrace units being sold off. This collective enbloc sale of the 15 terrace units was done in end 2007, which was towards the end of the buoyant collective sales heat. Each owner made $4 mil for each of the terrace house they owned, which is an extremely attractive deal.

Along Boon Teck Road & Jalan Ampas in Balestier, there are few rows of single storey terrace homes that appear out of place among the rapid high rise developments around. Needless to say, these are the units sitting on gold mines as the land they are sitting on is able to build up to plot ratio 2.8. This can easily be translated in tall high rise condominium residential development. In near future, the sight of these low rise landed property in Balestier will be gone with the URA rezoning. However these are the sights and feel that give Balestier a unique character in comparison to other place.
