With the bullish market in the property, I have been advising my buyers in purchasing resale units since the prices are still much lower than the newly launched prices. Even so, we have been seeing the resale prices creeping upwards. In Novena, the average resale transaction prices I am involved in are ranging from $1200 to $1600 psf depending on the location and unit condition. Like wise for Balestier and Potong Pasir area, the average resale transaction prices are from $800 to $950 psf and $750 to $1000 psf respectively.

The housing market is going stronger despite all negative news from Europe and poor performance in local stock market. The optimism in land bidding in suburban areas is extremely high. We are seeing an impressive 18 bids in the recent Simei Street 3 Government Land Sales, in which Chip Eng Seng won the land with an offer of $523 per sq ft (psf) per plot ratio. Novena Square Shopping mall is one of my favourite hangout places. There are several shops that I love visiting to purchase my sports related items. Located right above the Novena MRT station, it has been revamped in 2006 to Velocity @ Novena Square. Other than hosting stores of varies product stores, the new wing of 3 storeys added to it has elevated it to a dedicated sports & lifestyle mall in Singapore.
