Developments in Moulmein Rise vicinity

So what is the most important thing about property? Location, location, location.

There is no doubt that the developments in Novena are of top premium when it comes to location. Other than its proximity to the city area, there are 3 sizeable shopping centres at/near to the Novena MRT station. Novena is also a hub for all the hospitals, which I discussed details in Novena Medical Cluster.

I love developments along Moulmein Rise & Sinaran Drive, for their proximity to Novena MRT and its amenities. What makes them even more attractive are their pricing. The resale units are much lower than the new launch pricing in its surrounding areas such as Newton. Other than the new Soleil development which is still selling, you are able to get a unit from the resale units at around $1300-$1400 psf for a 3 bedder. With the nearby Novena & Balestier new launches shouting above $2000, there is much room for the development for price appreciation.

Let’s start with the enclave when we turn into the Sinaran Drive & Moulmein Rise from the Moulmein Road. There are several developments located here:

  1. Novelis: A 13-storey of 24-unit development obtained its TOP just last year. There are only 2 units per floor. They are of small units, consisting of only 2 types at 527 sf & 807 sf. Due to its small unit sizes, this development has been popular with many buyers and ‘speculators’. There are many subsales going on at relatively high psf. Just wonder why the residents never make noise to the MSCT for the ‘For Sale’ banners at its facade and entrance. This is really not a very good sight when you are coming back to your home.
  2. Apleton View: This is a development of 37 units, 3 units per floor. Built in 2005, Apleton View needs a new coat of paint with many new developments mushrooming around it. I personally like the project. It is just located opposite the Soleil yet commanding a much lower pricing. The unit layouts are also spacious and efficient. There are only 3 bedrooms unit, ranging from 1054 to 1227 sf. If you are swimming at its pool, you will have the nice view out to the entire Soleil development facade.
  3. The Springs @ Moulmein: An apartment standing 20 floors tall, it has 62 units of 2 & 3 bedroom units.
  4. 1 Moulmein Rise: This is an award winning architectur by WOHA. If you are not familiar with this architect, just take a look at the school SOTA & commercial building Wilkie Edge along Selegie Road, and the shopping centre Illuma, they are designed by these brilliant architects Wong Mun Sum and Richard Hassell . This is a modern condominium with designer interior finishes. All the apartments have a private life lobby. 1 Moulmein Rise has a long lap pool, wading pool, Jacuzzi and a small gym.
  5. City Edge: Sitting at the hill with 2nd level starting at, this is a 49 units development made up of mostly 2 bedroom units. Certain stack of units is facing towards the CSC (Communicable Disease Centre). Some people may not like about it. I find the view toward the area is unblocked with much green, and personally not so disturbed by the sight of the centre.
  6. La Maison: Constructed in 2000 by Ho Bee, this apartment is adjacent to City Edge with all 24 units  having back views towards the CSC.
  7. Grand Tower: It is an old apartment with spacious units built in 1978. There have not been many transactions for this development, though there are several units available for leasing.

If you are considering purchasing an unit from the area, you must be struggling with choice of the above-mentioned resale units and the soon to be completed beautiful Soleil @ Sinaran with 99 year lease tenure. As requested by Mr. Chiu, I will be doing a project review on the Soleil @ Sinaran later. Ha, it may take some time though, as I am really tight up with loads of works recently.
